How to Pick Where to Live
Most first-years go into halls and don’t have to think about this. For second year onwards, the decision matters more than people realise. Your area shapes your social life, your commute, your budget, and how much of Manchester you actually see. Pick badly and you spend two years in a house you hate in an area that doesn’t suit you. Pick well and you end up in a neighbourhood you’d happily stay in after graduating.
Fallowfield
Best for: UoM students, first-time renters, full student experience
Rent: £400–550/month all-inclusive
Distance to UoM: 25 min walk, 10 min on the 42 bus
Distance to MMU: 35 min bus
Fallowfield is where most UoM students end up for second year. There’s a reason – it’s close to campus, the social infrastructure is built for students, and the community of people your age is the densest of any area in Manchester. Owens Park halls sit at the top of Wilmslow Road and the shared student houses fill every terrace street behind them.
The upside: you’ll never struggle to find people to go out with. The 42 bus to campus runs every few minutes during term time. The Curry Mile is a 15-minute walk north. Platt Fields Park is right there for when you need to leave the house without going anywhere specifically.
The downside: it’s loud. House parties every weekend in term time. The streets closest to Wilmslow Road are the worst for noise. If you’re choosing a house, go one or two streets back from the main drag – Egerton Road, Mauldeth Road area is noticeably quieter. The houses themselves vary enormously – some landlords maintain them, many don’t. Inspect carefully before signing.
Who lives here: First and second-year UoM students mostly. Some MMU. The area empties out dramatically over summer.

Rusholme
Best for: Students who want to be close to campus and eat well cheaply
Rent: £380–480/month all-inclusive
Distance to UoM: 20 min walk
Distance to MMU: 30 min walk
Rusholme sits between UoM campus and Fallowfield. The Curry Mile is on your doorstep – a full meal for £6–8 BYOB is a normal Tuesday. That alone transforms your cost of living. Rent is slightly cheaper than Fallowfield.
The trade-off is the housing stock. Some of the streets in Rusholme have houses that have been student rentals for decades with minimal landlord investment. Check the property more carefully here than you would in Fallowfield. Damp, single glazing, and outdated heating are more common. The area feels slightly more mixed than Fallowfield – not exclusively student territory, which most people find is actually a good thing after a year in pure student bubble territory.
Who lives here: UoM second and third years who want cheaper rent and better food.

Withington
Best for: Third years, postgrads, people who want a quieter life
Rent: £370–480/month all-inclusive
Distance to UoM: 35 min walk, 15 min on the 142 bus
Distance to MMU: 45 min bus
One stop south of Fallowfield on the bus. Slightly cheaper, noticeably quieter. The student density is lower and the settled community is larger – families, professionals, people who chose to live here. Burton Road has independent shops, decent pubs, and a high street that functions like a high street. Withington is where students go when they’ve had enough of Fallowfield.
The commute to campus is manageable – the 142 runs regularly. You’re still close enough to Fallowfield that you don’t miss the social scene if you don’t want to. But you can also just come home on a Wednesday without being woken up by the neighbours’ pre-drinks playlist.
Who lives here: Third years and postgrads who want functioning kitchens and weekday quiet.

Hulme
Best for: Students who want to be close to both unis without paying city centre prices

Distance to MMU: 20 min walk
Hulme is directly between the two main campuses. It was comprehensively redeveloped in the 1990s after the infamous Crescents were demolished, and the housing stock now is mostly terraces and low-rise blocks that are fine to live in. It’s not glamorous but it works. The area is more ethnically and economically diverse than Fallowfield – which is a positive if you want to actually live in Manchester rather than a student simulation of it.
Nearby: contact theatre, Platt Fields Park, the Hulme Hippodrome (in various states of development), and a Lidl. The Mancunian Way is the main road separating Hulme from the city centre – cross it and you’re in the NQ in 15 minutes on foot.
Who lives here: MMU students and UoM students who can’t face Fallowfield prices, creatives, musicians, arts students.

City Centre
Best for: MMU students, international students, people who prioritise convenience over value
Rent: £550–750/month (purpose-built student accommodation)

Distance to UoM: 20 min walk or bus
The city centre is expensive and the purpose-built student accommodation (PBSA) that dominates the market is particularly so. Studios from £700/month all-in are standard. It’s extremely convenient – you’re walking distance from campus, every bar and restaurant, and everything Manchester has. It’s also isolating in ways people don’t expect: you end up in your pod, ordering Deliveroo, watching Netflix, without ever building the kind of neighbourly student life that Fallowfield provides naturally.
If you’re an international student or someone who specifically needs city centre living and has the budget, it works. If you’re choosing between city centre PBSA and a Fallowfield shared house at £130 less per month, take the shared house every time.
Who lives here: International students, postgrads, MMU students whose course keeps them in the city centre full-time.
Salford
Best for: Salford University students, media/arts students at MediaCityUK
Rent: £350–450/month (cheapest on this list)
Distance to Salford Uni: 10–20 min walk
Distance to UoM: 30–40 min by tram
Salford is cheaper than Manchester. The housing around Chapel Street and the university is genuinely affordable and the area has improved significantly in the last decade. Chapel Street has good cafes, restaurants, and bars. MediaCityUK is on the tram line. The Metrolink connects you to Manchester city centre in 15 minutes.
If you’re studying at Salford University, it’s the obvious choice. If you’re at UoM or MMU but want to save money and don’t mind the commute, it’s worth considering – the rent savings over a year can be £1,500–2,000.
