Living in Withington as a Student – Quieter, Cheaper, Worth It

Who Moves to Withington

Withington is classically the area where students move for their third year when they want to actually get work done. One stop south of Fallowfield on the bus. Student density is lower. The houses are generally better maintained. The streets are quieter on a Wednesday night. If you’re doing a dissertation or final year project that requires you to function as a human being before noon, Withington starts making a lot of sense.

That said, it’s worth considering earlier. Second-year students who’ve done halls and want something a bit more settled end up here too, especially if they’re not the Fallowfield party crowd.

Rent

Room in a shared house: £370–480/month all-inclusive. Similar to Rusholme, slightly cheaper than Fallowfield on average. The housing stock is generally higher quality for the price – Burton Road and the streets around it have well-maintained Victorian terraces that come up at reasonable prices.

Transport to Campus

The 142 bus from Withington to UoM campus takes about 15 minutes. It runs regularly during term time. The walk is doable – about 35–40 minutes on Oxford Road – which some people prefer as a daily habit. Cycling is the best option: the Oxford Road lane runs the full length and it’s a 20-minute ride from Withington to the main campus buildings.

City centre: 30–35 minutes by bus, similar on a bike. Far enough that you’re not running out to the Northern Quarter for every errand, close enough that it’s not a mission.

Burton Road – The High Street

Burton Road is what Wilmslow Road in Fallowfield would be if it served residents instead of students. Independent shops, decent restaurants, a bakery, a few good pubs. The Electrik is a bar and music venue on Beech Road (technically the Chorlton side of the road) that does good coffee during the day and runs live music and club nights in the evening. The Withington Baths is a well-maintained leisure centre with a pool – useful if you’re trying to maintain any kind of physical existence through your degree.

The Pubs

Better than Fallowfield, more local. The Crown and Kettle, the Turnpike, and the Albert Club on Lloyd Street South are the mainstays. The Beech Inn on Beech Road is a proper local pub that doesn’t know it’s in a student area. These are places where you might have a conversation with someone who isn’t studying the same course as you, which is refreshing.

The Honest Downside

You’re slightly further from the social centre of Manchester student life. If your friends are all in Fallowfield and you’re in Withington, you’ll spend more time on the bus getting to them. The Fallowfield student bubble – easy, immediate, always-someone-around – is harder to access from here. For some people that’s a feature. For others it’s a problem. Know which one you are.

Bottom Line

Withington is the best area for students who want to actually live in a neighbourhood rather than a student zone. Cheaper than Fallowfield, better houses, more functional high street. The commute is manageable. Most people wish they’d moved here a year earlier than they did.
