Practical things to check before signing a student tenancy.

Before you sign a tenancy agreement, check the basics. View the property - don't sign for something you haven't seen. Look at the state of the walls, ceilings, and floors. Check that heating works and windows close properly. Turn on the taps and showers. Look under sinks for leaks. These are the problems that become expensive if the landlord won't fix them later. Ask specifically what utilities are included - rent, council tax, water, electricity, internet. Many student properties lump these together; some list them separately. Get clarity before you commit.
Check the deposit protection scheme - the landlord is legally required to protect deposits in an authorised scheme and provide you with the prescribed information. Ask for references from previous tenants if possible. Read the tenancy agreement carefully - look for clauses about damage deductions, check-out requirements, and notice periods. Get everything in writing. A sympathetic landlord matters more than the exact wording, but you want the tenancy to be clear so there's no confusion about expectations.
Consider practical logistics. Can you move in on the date you need? Who has keys and how does entry work? How do you report maintenance issues and what's the response time? Is there on-street parking or designated spaces? Ask about broadband speed and if there are any wifi dead zones. Check if there are any restrictions on guests or noise. These practical questions prevent conflicts later.
